21 Clark Street is Project of the Month

Brooklyn, NY  Inspiron Construction, under the leadership of principal and CEO Alen Gershkovich, has recently begun closing out Phase I, one of the firm’s larger and more complex interior projects.  Located in Brooklyn Heights on the corner of Clark St. and Willow St., Inspiron was tasked with the full interior demolition, structural improvements and infrastructure upgrades to the 15-story, 320,000 sf building.  The tower, a Romanesque-style former hotel that opened in 1928, will soon be New York City’s newest luxury senior-living development.

Teaming up with Tishman Speyer and Watermark Retirement Communities, Inspiron performed the interior demolition of 21 Clark St. on schedule by working on several floors simultaneously.  The demolition occurred in multiple phases due to the structural demolition and redesign required for the new layout of the luxury retirement home.  As the new structural steel arrived onsite, Inspiron quickly and efficiently installed the new steel beams and columns to allow for the removal of the existing steel and structural slab to occur.  Once the new steel was installed, all other interior components as well as the existing MEPS systems could be removed.  Properly phasing the sequence of demolition was crucial to maintaining the building’s structural integrity as well as the project’s schedule and timeline.

Starting from the top-down, each floor was fully demolished down to the concrete slab.  All non-structural walls, floor and ceiling finishes and existing MEPS components were completely removed.  Demolition involved constant coordination with the architects from Montroy DeMarco Architecture and the engineers from Silman Engineering (structural) and M.G. Engineering , D.P.C. (MEP/FP/IT) due to unforeseen conditions related to the existing structure of the building and new structural modifications required.  The project also required strict adherence to New York State Department of Health regulations and ADA standards.

Spearheading the massive interior demolition, Inspiron’s Gershkovich, and COO Jeffrey Notorio, personally oversaw all construction activities throughout the entire duration of the 21 Clark St. project.  Keeping the fast-track project on schedule allowed all workers machinery, debris and equipment to efficiently come and go from the site with little to no disturbance to the surrounding community.  Working with high-profile clients and neighbors in the historic of Brooklyn Heights, Inspiron Construction was thorough and professional from start to finish.

The conversion will include over 75,000 sf of amenities as well as picturesque views of the Manhattan skyline and the Brooklyn Bridge.  The retirement home will also include art studios and galleries, a fitness center and pool, wellness clinic, beauty salon, dining venues and lounges, performing arts auditorium and flex activity space for interactive educational programs for the residents.
